Is the surveyor local?Yes. Horizon Home Surveys is locally based and operates across Swindon and the surrounding areas. Working within a defined local area allows a strong understanding of local property types, construction methods and common defects, helping us provide relevant and practical advice.
How soon will I receive my report?Reports are typically issued within 2 to 5 working days following the inspection. Where a quicker turnaround is required, this can often be discussed at the time of instruction. Subject to access arrangements, inspections and reporting are usually completed within 1 to 2 weeks from instruction.
Are your prices inclusive of VAT?Horizon Home Surveys is not VAT registered, therefore VAT is not applicable and will not be added to the quoted price. The price you are quoted is the total amount payable, with no additional tax to be added later.
Are you RICS regulated?Yes. Horizon Home Surveys operates in accordance with the standards and requirements of the Royal Institution of Chartered Surveyors. All surveys are carried out in line with RICS guidance, ensuring consistency, professionalism and appropriate consumer protection.

Do you contact the estate agent to arrange accessYes. Once instructed, access will usually be arranged directly with the selling agent or owner. You will be kept informed throughout the process.
When is payment due?Payment is requested in advance to secure the booking. Where terms and conditions have been agreed, inspections can normally proceed, however the report will not be released until payment has been received.
Can I speak to you after I receive the report?Yes. Discussing the report after issue is an important part of the service. Survey reports can sometimes be detailed or concerning, so clients are encouraged to get in touch to talk through the findings, ask questions and understand the next steps.
How long does the inspection take?A typical RICS Level 2 or Level 3 inspection usually takes between 2 and 4 hours, depending on the size, age and complexity of the property. This does not include research or report preparation time. Sufficient time is always allowed to carry out a proper inspection.
Do you test services such as electrics or gas?No. Services are not tested as part of a standard RICS survey. The inspection is visual only and does not assess the safety, efficiency or compliance of electrical, gas, heating, plumbing or drainage systems. Where concerns are identified, further investigation by a suitably qualified specialist will be recommended.
Do you inspect the loft?Yes, where it is safe and accessible to do so. Roof spaces are inspected as part of the survey to assess visible structure, insulation and signs of defects.
Do you inspect the garden and boundaries?Yes. During a survey, visible boundary features, permanent outbuildings and external areas are inspected where access allows. Any limitations to inspection are reported, along with advice on potential risks or further investigations where appropriate.
